PROJECT PHASES

Ohu Development works with project teams to create a customised project programme that maps out the phases of development starting with ideation through to realising your project. We also support you through each phase, recognising that the skills required to build a building as well as building a community are ones that take time to learn and develop. If you have a project idea and would like support please contact us.

PHASES

1 IDEA
  • Identify project purpose
  • Identify and assess potential of the project
  • Identify the community the project serves
  • Identify the social impact
  • Identify the financial return for the community
  • Identify the project lead/community builder
  • Secure funding to scope the project
  • Identify site options and define criteria for site analysis
2 SCOPE
  • Identify core project team and their roles and responsibilities
  • Identify key stakeholders and a communications strategy
  • Identify Ohu's support and establish an agreement with the project team
  • Confirm site selection based on multi-criteria analysis
  • Register entity to hold the project (company, trust, cooperative)
  • Identify a legal structure to best serve the project's purpose
  • Identify a financial framework and preliminary cost plan aligned to purpose
  • Identify risks and steps to mitigate them Identify first investors and secure funding for Phase 3 - Design
3 PLAN & DESIGN
  • Develop business plan in alignment with the community's purpose (budget, social impact, return on investment, timeline, etc)
  • Identify the social architecture (levels of commitment/contribution and respective communication channels)
  • Review and adjust project's risks
  • Review project team and their roles and responsibilities
  • Identify funding streams (crowd funding, financing, crowd loans, key investors, other)
  • Engage design team, and develop a staged design process in alignment with the community's purpose
  • Secure funding for Phase 4 - Construction
4 CONSTRUCTION
  • Engage construction team and schedule working bees (if aligned to project purpose)
  • Review and adjust project's risks and the team's roles and responsibilities
  • Review project team and their roles and responsibilities
  • Manage budgets and construction timeline
  • Health & Safety plan and implementation
5 OPENING
  • Acknowledge community and celebrate accomplishment
  • Identify and transition to operational team (depending on project purpose)
6 OPERATIONS
  • Review project team and their roles and responsibilities
  • Review and adjust project's risks and the team's roles and responsibilities
  • Identify regular communication channels and commitment to maintain a balanced and healthy community
7 REFLECTION
  • Review intended social impact and outcomes and if necessary refine future targets in alignment with project's evolution
  • Reflect on how to improve future iterations, share publicly for others to learn from
  • Share project realisation for others to learn from
